How market figures reach the site

Licensed source
Market figures can only come from licensed or official sources, such as Dubai Land Department data.
- 02
Checked before publishing
Each file is checked for missing columns, impossible values and duplicates, and nothing goes live until every check passes.

Labelled clearly
Until verified data is published, any figures shown are clearly marked as illustrative.
Formulas
What each figure means
Mortgage repayment
Standard repayment formula: the same monthly payment over the full term, based on the loan, rate and number of months.
Gross and net yield
Gross yield = annual rent ÷ price. Net yield takes off service charges and other yearly costs first.
Investment return
Rent kept after costs and loan payments, plus equity at sale, minus the cash you put in.
Price per sq ft
Recorded sale price divided by the recorded size, summarised for each area from published data.
AI tools
The AI explains and flags risks in what you give it. It's told never to make up prices, yields or licence numbers.
Content checks
Area and project guides can't be published if figures have no sources or if they contain claims we can't support.
