From listing to transfer

Confirm the owner
Ask for the title deed (or Oqood for off-plan) and check the seller is the registered owner on official DLD services.

Check the costs
Get the latest service-charge statement and confirm there are no unpaid charges or mortgages on the property.

Transfer safely
Complete the transfer at a registered trustee office, with payments made by manager's cheque or through official channels.
Checklist
Documents and details to confirm
Title deed or Oqood
Proves who owns the property and its exact size and unit number.
Off-plan project number
For off-plan, confirm the RERA project registration and escrow account.
Service charges
Ask for the latest invoice and the building's approved yearly charges.
Tenancy status
If it's let, read the Ejari contract — the tenant may stay after you buy.
Mortgage clearance
If the seller has a mortgage, it must be cleared before or at transfer.
No-objection letter
The developer issues a letter confirming there are no fees owed before transfer.
