Check a broker before you pay

Every real-estate broker in Dubai must hold a licence. Here's how to confirm it yourself using official channels — we don't run our own licence lookup.

Three steps to verify a broker

    Ask for the broker card

    Ask for their personal broker registration number (BRN) and their agency's licence details.

  2. 02

    Check it officially

    Look the number up on the Dubai Land Department's official app or website (Dubai REST / DLD services).

  3. 03

    Match the details

    Make sure the name, photo and agency match the person you're dealing with and the listing's permit.

Warning signs

What should make you pause

No broker number

A licensed broker can show their registration number straight away.

Pay to a personal account

Deposits should go to the agency or a regulated escrow or trustee account, never to someone personally.

Pressure to pay now

Being rushed to pay a deposit before you've viewed the property or seen any documents is a red flag.

No written agreement

Expect an official agreement form (such as Form A, B or F) that sets out fees and terms.

Listing has no permit

Dubai property adverts should carry a valid advertising permit number.

Contact changes

Be careful if the person you speak to keeps changing or won't meet at the agency's office.
